  • Welcome & Introductions
    • Tom welcomed everyone and all attendees introduced themselves. 
  • 2023 QRHA Annual Meeting Minutes Review
    • 2023 minutes were available on the website and a print copy was made available. Meeting minutes were approved.
  • Treasurer’s Report – Jack Anton
    • Jack provided a detailed financial summary through 11/20/2024 of actual expenditures alongside budgeted expenditures for 2024. On the back side of this summary he listed Prior Year Actual Expenditures from 2021, 2022 & 2023 for General Account and Common Account Expenditures. Also provided was a breakdown of the commons expenses for 2021, 2022 and 2023. 2024 Treasurer Report
    • Most expenses are stable with small increases seen for grass cutting and snow removal each year. Commons costs sometimes fluctuate based on tree trimming and removal needed each year. There is an excess in the budget and it was discussed that it could be used to purchase an additional Rigero BioHealth pod for the smaller pond and/or a new subdivision sign for the AA Rd./ Hillcrest entrance.  
    • All dues have been collected from all households for 2024 with the exception of one household in Ridgewood West. 
    • QRHA dues for 2025 will remain at $230 per household. The amount collected from Mallard Pond and Ridgewood West is $51.39 per household. Dues are due on January 1, 2025.
  • Snow Removal/Salting Update – Deb Meyer
    • Deb reminded everyone about the terms of our snow removal contract with Old Village Landscaper.  General terms are: 2-3” snowfall triggers snow removal. All intersections and the curve on Quail Circle are salted when plowed.  Full salting done under special conditions. Issues and complaints should be sent to the board. Old VIllage Landscaper also services Ridgewood West and Ridgewood Hills. The company put orange poles for plowing guidance along the roads in the subdivision the other day. 
  • Township Sidewalk Repair Program
    • As part of the Plymouth Township Sidewalk Replacement Program, our neighborhood was inspected in the summer of 2023 and repairs of slabs should take place this summer (2025). Residents should have received a postcard if they have sidewalk repairs needed.  For more info email sidewalks@plymouthtwp.org. They will respond with the report and pictures for those slabs identified as needing replacement. Homeowners are responsible for the cost of replacement either by having the work done themselves or by having the township contractor complete the work and have the additional charge on your tax statement. 
  • Pond/Commons Report – Deb Meyer and Kevin Coughlin
    • Kevin reported that the Rigero BIoPod System appears to be working well and reducing the level of muck. We again discussed adding the 3rd recommended unit. We will make a decision this year if that is worth the investment.  
    • We had very little tree damage this year. Our annual budget does take into account tree work due to storm damage. 
    • We contracted Justin from Herbst Lawn and Snow to do a cleanup this spring of both the commons entrances, the commons in general and the treed area in the Stone Hollow cul de sac. He did several more landscape maintenance visits to both the Stone Hollow area and the northeast commons entrance. Next year, we will hire him to continue to maintain those areas and the southwest commons entrance. 
  • Wetlands & Storm Drain Update –Tiffany Wingrove
    • The storm drain is functioning as required for now. A spring clean out of the area may be needed. It was suggested we contact Justin Herbst to see if he would be interested in doing that. 
  • Updating the directory and email collection – Deb Meyer
    • The directory was last updated in 2020. We still need to collect emails from a handful of residents. Diane Oatley offered to help collect that info by visiting those homeowners. We discussed whether we should provide paper copies to everyone or just email everyone the PDF and they could print it out on their own. The consensus was that people like the hard copies and it promotes community to have access to your neighbors names and a map of the neighborhood. 
  • Questions and Comments
    • Tom Rzepecki made a call out for anyone interested in joining the board.
    • Ron Krupitzer thanked the board for keeping the dues so low.
    • Greg Poulin expressed interest in joining the board.
