- Welcome & Introductions
- Everyone was welcomed and introduced themselves.
- 2021 QRHA Annual Meeting Minutes Review
- 2021 minutes are available on the website and a print copy was made available.
- Treasurer’s Report – Jack Anton
- Jack provided a detailed financial summary through 11/15/2022 of actual expenditures alongside of budgeted expenditures for 2022. On the back side of this summary he listed Prior Year Actual Expenditures from 2019,2020 & 2021 for General Account and Common Account Expenditures
- QRHA dues for 2022 will remain at $230 per household.
- We had a larger than usual expense from the Common Account due to the investment in the Rigero BioHealth Pod system. (addressed later)
- Gary Ferguson asked about the amount brought in annually. This is about $13K for the General Account and about $12K for the Common Account.
- Snow Removal/Salting Update – Deb Meyer
- Old Village Landscaper will continue to provide our snow removal service. They are the same contractor doing the work for Ridgewood West and Ridgewood Hills Subdivisions. General terms are: 2-3” snowfall triggers snow removal. All intersections and the curve on Quail Circle are salted when plowed. Full salting done under special conditions. Issues and complaints should be sent to the board. Deb has owner cell phone numbers.
- Individual resident sidewalks, according to a Plymouth Township Ordinance, must be shoveled within a 24-hour period.
- HydroCorp Inspections – Mohamed Wasel
- Inspections of all homes exterior water values for backflow were completed this summer. If you were given a notice, they need to install a vacuum breaker to prevent backflow and then provide evidence of the repair by sending them a picture.
- Outsourcing of annual clean-up
- We no longer have an annual clean-up day in the spring due to the lack of homeowner participation. We have decided to outsource the clean-up and projects as needed.
- Pond/Commons Report – Deb Meyer and Kevin Coughlin
- Several trees were removed or trimmed this summer including the downing of tree in the wetlands and the trimming of some trees in the cul de sac on Stone Hollow. Oak trees near the pond will be trimmed over the winter when they are dormant. These trees were supposed to be trimmed last year but it was interrupted do to home owner interference.
- A contractor was hired to remove an area of brush and weeds along the south west edge of the pond.
- Two Rigero Bio Health pod units were purchased and installed in the large pond this fall. This new system delivers beneficial bacterial to the pond 24/7 to reduce muck and improve water clarity. It takes several years to see the benefits. The system was highly recommended and will hopefully prevent the need for costly and messy dredging projects in the future.
- CYLC continued as our lawn service this year and residents seem satisfied with their service.
- Wetlands & Storm Drain Update –Tiffany Wingrove
- The grate has a lot of debris but is flowing. Tiffany said it will need to be cleaned out in the spring. She has contacted a contractor about the work and the estimate was $1200. She will follow up with him. It might make sense for him to do it in the fall when it is relatively dry back there.
- Questions & Comments.
- The township is doing a systematic inspection of all sidewalks in the township. We are scheduled to be inspected next year. Homeowners will be responsible for the cost of replacing any sidewalk sections deemed unsafe. Gary Ferguson mentioned coordinating this with all homeowners who need repair in order to get a better cost. It would be a challenge but makes a lot of sense. We can entertain that when we get to that point.
