- Tom welcomed all homeowners to our annual meeting.
- 2018 QRHA Annual Meeting held on November 30, 2018 – Paul Herman

- Previous year’s minutes were available for review and questions.
- QR Subdivision Storm Drain Update – Paul Herman

- A listing of 72 lots inspected was provided. 35 lots completed; 14 pond lots not completed; 23 other lots were not inspected due to sump pump drain line blockage or excessive water.

- No major issue with the 8” drain pipe of the 35 lots inspected.

- Only one lot owner had sump pump line that was damaged and partially filled with roots. It will be the responsibility of the homeowner to have this repaired.

- Cost of the video inspection was $2,298.47 or roughly $32.00 per lot owner.

- More discussion with contractor Advanced Underground Inspection will be made in 2020 to assess those 14 pond lots and 23 lots not inspected to see if video camera inspections can be taken of these lines and at what additional costs to QRHA.

- It was suggested that perhaps inspecting the remaining lines when they are dry should be discussed with the contractor. Also mentioned was that Horton Plumbing has inspection capabilities with smaller cameras to do 3” sump pump drains as well as 8” drain lines. Finally one homeowner suggested that if more individual 3” sump pump lines were in need of inspections that perhaps a group rate could be negotiated to others in our subdivision.
- Snow Removal/Salting Update – Deb Meyer

- Old Village Contractor was selected for the 2019/2020 season. They are the same contractor doing the work for Ridgewood West Subdivision. General terms are: 2-3” snowfall triggers snow removal; 4” and larger snowfall more often removal. Salting done under special conditions. Old Village has our subdivision map of required salting intersections.

- Individual resident sidewalks, according to a Plymouth Township Ordinance, must be shoveled within a 24 hour period.
- Pond/Commons Report – Deb Meyer

- New pond aerator installed this summer. It gets removed in the Fall and put back in the Spring.

- Three dead trees removed from the Commons Area.

- Ongoing Pond Algae issues were manually addressed by Deb with water waiters to spray the algae with healthy chemicals but will be discontinued.

- Grass cutting in Commons was an issue this past season because of heavy rains.

- Someone suggested we contract out annual cleanup due to lack of volunteers.
- HOA Directory Update 2020 – Deb Meyer

- Update of the 2015 Neighborhood Directory is in the process of being completed for 2020.
- Wetlands & Storm Drain Update – Deb Meyer & Tiffany Wingrove

- Sand and concrete are coming from upstream of our wetland drain causing the surrounding grate to be plugged nearly to the top of the metal grate. This main grate drain is picking up excessive sand around it and must eventually be cleaned and debris around it removed.
- It was suggested to have a contractor look at cleaning the sand and debris from this wetland drain. Someone also suggested that we show up at a Township Meeting to show Council Members the ongoing annual issues we face with these wetland drains getting plugged.
- Treasurer’s Report – Jack Anton

- Jack provided a detailed one page 2019 financial summary through 11/19/19 of actual expenditures alongside of budgeted expenditures for 2020. On the back side of this summary he listed Prior Year Actual Expenditures from 2016,2017 & 2018 for General Account and Common Account Expenditures

- Jack mentioned that the QRHA dues for 2020 will be $230.
- Questions & Comments.

- Dog owners walking dogs through our subdivision and not taking responsibility to pick up droppings. Also leash lengths that are allowing dogs to wonder far into property owner’s lots.
